ABOVE:  A steel erector fastens a joist in place with an arc welder at the new Kersey High School east of Greeley, Colorado.  After a steel joist (like the one above) is lowered into place by crane, steel erecting subcontractors fasten the joist to the superstructure with steel bolts and then weld the seams together.

ABOVE:  Concrete Finishing Subcontractors use a "trowelling machine" to finish the second-floor deck of the new Kersey High School east of Greeley, Colorado.  A trowelling machine is a very efficient piece of equipment for smoothing and finishing a large slab of freshly-poured concrete, compared to traditional methods of smoothing by hand, as the worker on the left is doing.  However, hand-finishing is still required to maintain a completely level surface—especially close to walls and around fixtures.

ABOVE:  Scaffolding as shown here is used to facilitate the building and masoning (brick-laying) of structure walls and finishing, as well as other uses like interior ceiling work.  On many projects, construction workers can spend weeks at a time high in the air during a project by working on scaffolds.

PRECISION ESTIMATING
Each Sinnett Builders project is comprised of thousands of individual components constructed by dozens of individual subcontractors and tradesworkers, as well as Sinnett Builder's own carpenters, laborers, and skilled workers.  To estimate the total cost of a project, Sinnett Builders uses a sophisticated database of cost elements to integrate the expenditures for materials, equipment, labor, permits, and other factors.  The result is an accurate and complete estimate for a wide array of project types.

PRECISION SCHEDULING
For most clients, scheduling is the most critical aspect of a project.  Sinnett Builders relies on its vast experience as well as state-of-the-art computer software to develop a precise schedule for each client's project.  The schedule dictates the beginning and end of each phase of a project, from the time it takes to obtain the required permits to the final "walk-through" and finishing details.  Every schedule is closely reviewed and revised throughout the construction process.

PRECISION PROJECT MANAGEMENT
Sinnett Builders Project Managers monitor each phase of a client's project from budget estimating to scheduling, contract documents, analysis of specifications, reviewing subcontractor bids, and billing payments.  Project Managers use their experience to develop strategies for improving project quality and maximizing the value of the client's project.  The Project Managers at Sinnett Builders are responsible for organizing a client's project and ultimately ensuring the overall quality of each client project.

EXPERT FIELD SUPERVISION
Although a project may look good on paper, Sinnett Builders relies on its qualified and experienced group of Field Supervisors to make a project go from paper to reality.   Each Field Supervisor works full time at the project site to keep the project on schedule and ensure the highest quality of work performed by Sinnett Builders employees and every subcontractor.

QUALITY CONTROL
Sinnett Builders has always enjoyed a reputation for quality construction and on-time completion.  This reputation results from methods Sinnett Builders employs during a project.  It is very beneficial for both Sinnett Builders and the client to complete a project with minimal "punchlist" items such as a damaged door handle or inoperative power outlet.  Correcting punchlist items is costly in both time and money.  Completing a project with the highest quality reduces costs to both Sinnett Builders and the client.  Thus, Sinnett Builders has a direct interest in doing it right the first time.

Utilizing knowledgeable, experienced Field Supervisors greatly reduces potential problems during construction and reduces punch list items.  Sinnett Builders Field Supervisors have a broad knowledge of all the specific trades used during the construction of a project, and they are required to assure that all work is completed to the highest standards of quality.   Maintaining high quality standards during the construction process reduces corrective work in the future by identifying problems and quality issues long before they become a punchlist item.

Once a project is completed, Sinnett Builders provides an Owner's Operation and Maintenance Manual including "as-built" drawings.  Additionally, clients receive a complete subcontractor listing, warranty letters from Sinnett Builders and all subcontractors who worked on the project, material and manufacturers' warranties, and maintenance and operation information for all required items.

NEGOTIATED PROJECTS
A substantial portion of Sinnett Builders' client projects are negotiated projects rather than bid projects.  In these projects, Sinnett Builders operates as part of an Owner-Architect-Contractor team, and is often contracted for design services as well as construction services.  Once each member's goals, responsibilities, and authority are established, Sinnett Builders has found this type of project very efficient and highly successful.  Additionally, these types of projects comprise most of Sinnett Builders' repeat clientele.  These clients include:
